Manager
Reports to: Property Manager / Supervisor / Regional
Supervises: All personnel in the absence of the manager
Compensation: Hourly; bonuses based on the Company’s leasing bonus
structure
Hours: Monday – Friday 9:00 a.m. to 6:00 p.m., unless
Saturday’s are worked, a half day of four (4) hours will be work on day of the
week between Wednesday’s and Tuesday’s, Saturday’s hours will be 12:00 p.m. to
4:00 p.m.
The purpose
of this job description is to communicate the responsibilities and duties
associated with the position of Assistant Manager. While the following
information should be considered a comprehensive description of this position,

Job Brief: The Assistant Manager is to assist the Property Manager
in effectively managing the assigned property. In the Property Manager's
absence, the Assistant Manager will assume all responsibilities associated with
accomplishing property objectives as set forth by the Property Supervisors and
the Property Owners. In addition, the Assistant Manager is directly
responsible for maintaining daily, weekly, and monthly reports including
accurate reporting of rents and deposits received.
Attendance: Every job is important to the overall operation of our
Company and your regular and punctual attendance is expected.
Duties and
Responsibilities: Conduct all business in accordance with
company policies and procedures, Fair Housing, Americans with Disabilities Act,
and all other laws pertaining to apartments. Income Collection: Maintains
accurate and correct resident records. Update on a daily basis all rents,
deposits, application fees and any other money received by residents or future
residents and vendors (vending machines, laundry and etc.…) issue appropriate
notices when necessary (e.g., late payments, eviction notices, returned check
and etc.…). Deposits are made daily if $100.00 or more has been collected.
Online/ARC/Assistance Payments are to be posted as they come in. Resident
Relations: Maintains positive customer relations attitude with residents and/or
future residents etc.…. Physically inspects property when on property, picks up
litter and reports any service needs to maintenance staff along with a written
service request. The Assistant Manager will also inspect move-outs and
vacancies when requested. Check all delinquent rent apartments for skips and
attempts to collect from residents.
Marketing: Must be knowledgeable of all phases of leasing and
resident retention. Work with lease renewals each month. Greets prospective
clients, shows property, and performs leasing duties as needed. Answer and
handles incoming phone calls from prospective new residents, current residents,
vendor/suppliers, etc. Maintains awareness of local market conditions and
trends and do market survey. As the Assistant Manager you must be knowledgeable
in social media outlets such as Facebook, Google, Craigslist etc.… to preform
online marketing.
Administrative: Updates required reports concerning move-out notices,
activity, etc., daily and provide information to the Manager and or Property
Supervisor. Organizes and files all applicable reports, leases, and paperwork. Proofreads
all lease paperwork and process move-ins and move-outs. Process all security
deposit move-out reports. Accepts service requests from residents and give to
the maintenance staff for prompt processing. Conducts service follow-up
with resident when work is completed.
General: Performs any additional duties assigned by Property
Manager or Property Supervisor.
Qualifications: Position requires experience in management and
supervision. Must have basic computer knowledge and skills to perform
Work Hours: 40-hour managed work week. There is no overtime offered.

Physical Requirements:
Stand and walk or sit alternatively depending on specific needs of the
day. Have occasional need to perform the following physical
activities:
· Bend/Stoop/Squat Pick up litter, filing
· Climb Stairs Show and inspect property
· Push or Pull Inspect and show property, open
and close doors, cabinets
· Reach Above Shoulder Inspect property, store/retrieve supplies
· Have frequent need to perform standing and walking
activities related to inspecting and presenting property.
Constant need to perform the following physical
activities:
· Writing/Typing Corporate, inter-office, resident
communications
· Grasping/Turning Telephone, doorknobs
· Finger Dexterity Operation of office equipment Lifting/Carrying
(paperwork, deliveries, files, miscellaneous etc.…):

Vision
Requirements: Constant need to complete forms, read and
review reports, wide variety of correspondence, view computer screen.
Frequent need to see small detail and view computer screens. Frequent need to
see things clearly beyond arm’s reaches while inspecting property, neighborhood
surveys etc...
Hearing
Requirements: Constant need to communicate over
telephone and in person with vendors, Corporate Office staff, and residents /
future residents.
Speaking
Requirements: Constant need to communicate over
telephone and in person.
Driving/Traveling
Requirements: Frequent need to utilize personal
transportation to inspect apartment property and surrounding neighborhood, make
trips to the bank (if check scanner is down), needing to go to a location to
purchase work supplies if needed. Must have valid driver's license and
automobile insurance.
Working
Environment: Indoors and outdoors frequently, in all
conditions. Occasional exposure to solvents, oils, fumes, flammables,
pesticides, etc.., must always use caution and safety comes first.
Reasoning
Development: High. Must be able to apply
principles of logical thinking to define problems, collect pertinent data,
establish facts, draw valid conclusions, and initiate appropriate course of
action. Must effectively convey ideas, images, and goals to a diverse
